The residential process
- Read the screening criteria below. They are provided to every prospective applicant before we obtain any information about you, and they are the same standards for everyone.
- Schedule a showing. Call or text 360.319.0177 or email kane@canoestreet.com. We want you to see the unit before you spend anything on screening, and a showing is the fastest way to get your questions answered.
- When it is your turn, we will send you the application link. Applications are processed one at a time, in the order received, and a screening report is non-refundable once ordered. So we confirm the unit is still available and that you are next in line, then send you the AccuSearch link and client code. Every occupant 18 or older applies individually.
- Send your income documentation. Use the "Upload recent proof of income" field in the AccuSearch application, or email your documents directly to kane@canoestreet.com. Either route works.
The screening fee
$45.00 comprehensive report; $24.00 credit-only report for guarantors and cosigners, per application, inclusive of any applicable tax. You order your report from AccuSearch and pay AccuSearch directly. Canoe Street LLC does not collect, hold or refund any screening fee and receives no part of one. AccuSearch treats its fee as non-refundable once a report is ordered.
One at a time, in order received
Applications are processed one at a time, in the order received. Ordering a screening report does not reserve the unit. You can pay AccuSearch and still be behind someone in the queue, so if you want to know where things stand before ordering, ask.
The consumer reporting agency
AccuSearch, 103 E. Holly St. Ste. #207, Bellingham, WA 98225, (877) 646-4466. If we take adverse action based in whole or in part on a screening report, you may obtain a free copy of the report from AccuSearch and dispute the accuracy of any information in it. AccuSearch runs reports only. It does not make the decision and cannot explain it.
If you are denied or approved with conditions
You will receive a written adverse action notice identifying the basis for the decision, the screening company's contact information, and your rights to a free copy of the report and to dispute it. Before a final denial based on criminal history, housing history or accumulated negative items, you may submit information about your circumstances within five business days for an individualized assessment.
Commercial spaces

Screening Criteria Summary
Provided to every prospective applicant at first contact, and in every case before Canoe Street LLC obtains any information about the applicant. RCW 59.18.257(1)(a) permits this notice to be given in writing or by posting, and requires no signature. This is a disclosure. Nothing is asked for in return, and receiving it is never a condition of applying.

What we review
Consumer credit report; eviction and other civil court records; criminal court records for the past seven years where reportable; verification of identity, income and employment; current and prior housing references; public records.

Reusable screening reports
Canoe Street LLC does not accept comprehensive reusable tenant screening reports as defined in RCW 59.18.030.
Our criteria
- Every occupant 18 or older applies and qualifies individually. Complete, signed, truthful application and photo identification required.
- Income: gross monthly income of at least 3× the tenant’s share of rent, that is the rent remaining after any voucher or subsidy is subtracted. Verified by pay stubs and employer verification, benefit award letters, two months of bank statements, or two years of tax returns.
- Assets: verified liquid funds of at least 12× the monthly tenant share may satisfy or supplement the income standard.
- Rental history: 12 months of verifiable, positive housing history within the 5 years before your application date. Homeownership, residence with family, and student or institutional housing count. Where a prior housing provider cannot be reached, we accept a lease plus payment records.
- Credit: reviewed against stated items. Medical debt is not considered. Rent debt from March 1, 2020 through the end of the COVID-19 eviction protections is not considered. No minimum credit score is required.
- Eviction history: an unlawful detainer judgment or writ within the past 5 years is disqualifying. Dismissed cases, sealed records and COVID-period matters are not considered.
- Criminal history: convictions only, and only within the past 7 years measured from the date of conviction or release from confinement, whichever is later, for: manufacture or distribution of a controlled substance; a violent offense as defined in RCW 9.94A.030(59), which covers every class A felony and offenses such as murder, manslaughter, rape, kidnapping in the second degree, arson in the first and second degree, assault in the second degree, robbery in the second degree, drive-by shooting, vehicular homicide and vehicular assault; a sex offense requiring registration under RCW 9A.44.128(10); residential burglary or felony theft; a felony carrying a court-entered firearm or deadly weapon enhancement; reckless burning in the first degree; malicious mischief in the first or second degree; and felony harassment, felony stalking or a felony violation of a protection order.
- Separately, and with no lookback period, current status as a registered sex offender is disqualifying regardless of the date of the underlying conviction.
- Never considered in any case: arrests, charges and pending matters that did not result in conviction; juvenile, vacated, expunged and sealed records; and simple drug possession convictions. An individualized assessment is offered before any final denial on criminal history.
- Occupancy: 2 persons per bedroom; a studio is treated as one bedroom.
- Guarantor: available to satisfy the income and rental history standards. A guarantor qualifies on gross income of 5× monthly rent, or on verified liquid funds of 20× monthly rent held in the guarantor’s own name.
- Applications are processed one at a time, in the order received.
